搵人訪問小心啲喇

今天有線訪問咗三十五歲馬小姐,聲稱家庭月入六萬,話反對加印花稅,話唔好懲罰啲四百萬樓換六百萬樓,六百萬樓換一千萬樓嘅人喎。

馬小姐嘅英文固然係笑點,但更大笑點係佢嘅換樓計劃,基本上,有線訪問咗一個幻想力高得嚇大家一跳嘅友仔。

家庭收入六萬,就算假設無咭數負擔,當銀行按揭利率年利息2.75%(P-2.25%,P為HSBC最佳貸款利率),廿年按揭,利用HSBC網站計算,最高貸款金額係5,533,358,換六百萬樓無問題,但一千萬樓就好有問題。

更何況一個大問題係,馬小姐依家三十五歲,幾時買到四百萬嘅樓,隨時係呢一兩年家庭入息去到六萬至批出嚟。你仲要有三個仔女,當你有仔女果陣,銀行更加唔會借足俾你嘅,仔女本身係當作一個風險因素(risk factor)計算,咁你話馬小姐幻想力係咪去到天神村級數?

有時候,check真少少就少咗笑話。

    呢個馬小姐基本上係數盲, 需要重讀小學算術.

    Maybe she has other asset from inheritance/ lottery/ etc., she can still buy 10M flats…

    Today’s newspaper already mentioned many women in HK have asset >10M

    佢可以借到550萬,而如果佢手上真係有層600萬樓,550萬 加 600 萬,唔係可以換到千萬樓咩?

    當然,大前提係佢層600萬樓已經供完,有啲人有富貴呀爸呀媽幫手,唔係完全無可能既.
